In this series, we’ll take you through what’s involved in managing a (rental) property. Parts 1 to 3 include some aspects of management, namely the financial part, completion & final inspection and maintenance & repairs. We typically come to management when a property owner is elsewhere in the Netherlands or the world because of work or travel or when an owner wants to be completely unburdened for a variety of reasons. But, of course, it is also possible to manage it yourself during the current rental period. In that situation, Van der Meulen Makelaars provides mediation services.

We are happy to visit first for an introduction. Then we will get a good impression of the property and will be able to give a good appropriate advice based on our expertise, the point estimate and our experience. We can advise you on the rent, type of lease, any modifications to the property and other conditions before you can rent out a property.
Then we are going to offer the property to our clients and online. We advertise on the largest rental websites, both nationally and internationally. We provide the presentation and photos ourselves. Of course, we conduct the viewings and draw up the lease with a suitable candidate. This agreement, of course, comes with the latest updates. When the tenant moves in, we make a completion report. All parties will receive a copy of this.

So what is the difference with management?
In property management, we take care of all day-to-day operational aspects of the property. This means full contact with tenants, from arranging rent payments to resolving problems in the home. We are the point of contact for tenants and ensure that their questions, maintenance requests and any complaints are handled quickly and efficiently.
We also take care of all administrative and practical matters, such as arranging maintenance, engaging professionals and making payments. If necessary, we keep the owner informed of important matters, but we make sure that the owner is completely relieved of the daily hassles that come with renting out the property. In addition, all mediation work also counts toward management.
