As a homeowner, obtaining an energy label has become an essential component. What is an energy label, what legal requirements are attached to it, and how does it affect the energy efficiency and value of the home? We are happy to answer that from our expertise.

From A to G

An energy label, which ranges from A++++ (very energy efficient) to G (least energy efficient), provides insight into a building’s energy performance. Factors such as insulation, heating, ventilation and the presence of solar panels play a role.

Since 2008, it has been mandatory to have an energy label when selling or renting your home. Without a valid label, private owners risk a €435 fine.

Here’s how to get an energy label

But how do you obtain an energy label? Since Jan. 1, 2021, the process has been tightened. You can no longer apply for a label yourself through an online questionnaire. Instead, it is now required that a qualified energy consultant visit the home. This consultant assesses various aspects of the home, such as area, year of construction, any sustainability initiatives and energy-generating systems. The findings are processed in specialized software to determine the energy label.

The benefits of the energy label

A valid energy label is not only a legal requirement, but can also help lower energy bills and increase home value. More and more tenants are also inquiring about the energy label during a viewing, as this can provide insight into utility costs. It also plays a role in the housing valuation system, which in turn affects the maximum rent that can be charged. In short, the energy label is an important document that highlights the energy efficiency and sustainability of your home.
