What is the WWS point count?

The WWS point count is an official government system that determines the maximum amount of bare rent you can charge for a property.
So it is not about the value of the property, but a fair and legally determined rent based on objective characteristics.

The point score is constructed using several components, including the living area, energy label, WOZ value and amenities present.

Consider things like a modern kitchen, a second toilet, outdoor space or an elevator. Amenities earn extra points.

The higher the point score, the higher the maximum bare rent you are allowed to charge. In addition, the score also determines which category your property falls into: social rental, medium rental or free sector. For you as a landlord, this is essential.

It prevents you from unintentionally charging too high a rent and later getting into trouble with a tenant or the Rent Commission.

Major regulatory changes

The rules around rents are being tightened. Where previously 141 points was sufficient to rent in the free sector, that limit will soon be increased to 187 points.
Houses that score less than 187 points will soon fall under the regulated middle rent or social rent. This means that you are bound to a maximum bare rent that is determined via the WWS.
